What You Will Be Doing

Duties include, but are not limited to:

Training, managing and supporting construction staff

Working with design consultants (architects, interior designers, MEP & structural engineers)

Assisting in organizing all pre-construction and construction activity, including:

Performing detailed plan quality analysis and take-offs

Preparing scopes of work

Preparing budgets

Preparing schedules

Procuring bids

Staffing projects accordingly

Managing the project team's progress

Developing and enforcing quality control measures

Assisting in bidding, negotiating and buying subcontracts with VP & Project Executives

Assisting in Owner-GC contract framework and negotiations

Managing Project PCO Log, Buyout Log and Change Request Process

Negotiating change order scope and pricing

Soliciting new vendors and subcontractors

Monitoring and managing staffing levels, including hiring staff as necessary to allow for efficient and timely delivery of projects

Responsible for the performance management of all construction employee reports (includes performance expectations, measurement, evaluation and review, and compensation decisions)

Responsible for effective communication with clients (owners, investors, consultants) from start to finish of projects

Developing and implementing operating procedures to ensure the highest level of quality and client service with a consistent market-to-market process

Providing quality, on-time and under-budget execution of projects

Overseeing and managing the project close-out process

Soliciting new ventures and opportunities

Weekly reporting of job progress, pay applications and orders

What You Need for this Position

Experience:

5+ years of experience in construction field

3+ years of experience in the multi-family construction/renovation field or similar

Skills, Knowledge, and Personal Characteristics:

Experience working with utility companies (PEPCO, WASA, Washington Gas, Comcast, etc.)

Ability to develop and maintain strong client relationships resulting in references for future clients

Experience effectively leading a large team

Results oriented, strategic thinker, innovative and dynamic

High level of customer service skills and ability to solve problems in an effective manner

Four-year degree

Acute problem-solving skills

Exceptional organizational skills
